Pre-Purchase Building Surveys
This type of report covers any issues apparent from the inspection of the readily accessible areas of the property including the following:
Property Description, a full description of the accommodation which will assist the client's lawyer in confirming that the registered accommodation matches the property as built
Construction, details of the methods employed and comments on the quality of materials.
Structural Condition, including swimming pool, outbuildings, boundary walls etc., and comments on any evident cracks or defects of a structural significance.
General Condition, covering non-structural items of the fabric of the building including water ingress, dilapidations etc. Approximate budget prices for the more serious defects.
Services, details of all Services, such as electricity, plumbing, drainage, irrigation and heating together with basic testing (where possible). Comments on their suitability and any necessary improvements. With regard to drainage installations, the extent to which these will be checked will depend upon the accessibility of the inspection chambers which sometimes have concealed lids or heavy concrete lids. A separate Drain Survey can be arranged by request.
Insurance Reinstatement Valuation, this valuation is not a market valuation but an assessment of the rebuilding cost including demolition and professional fees.
Additional Comments on any other issues apparent from a visual inspection of the readily accessible areas of the property. These will include planning and development issues, including the identification of any illegal additions, boundary issues, etc. if relevant paperwork is provided by yourself or your lawyer.
